Newly released data from Realtor.com for February shows that potential buyers and sellers in Monroe County saw higher home sale prices than the previous month’s median of $305,000.

The median home sold for $310,000, an analysis of data from Realtor.com shows. That means February, the most recent month for which figures are available, was up 1.6% from January.

Compared to February 2024, the median home sales price was up 18.3% compared to $262,000.

Realtor.com sources sales data from real estate deeds, resulting in a few months’ delay in the data. The statistics don’t include homes currently listed for sale and aren’t directly comparable to listings data.

Here is a breakdown on median sale prices:

  • Looking only at single-family homes, the $311,000 median selling price in Monroe County was slightly up in February from $309,500 the month prior. Since February 2024, the sales price of single-family homes was up 15.6% from a median of $269,000.Two single family homes sold for $1 million or more during the month, compared to two recorded transactions of at least $1 million in February 2024.

  • Condominiums and townhomes decreased by 11.5% in sales price during February to a median of $220,000 from $248,450 in January. Compared to February 2024, the sales price of condominiums and townhomes was up 115% from $102,341. No condominiums or townhomes sold for $1 million or more during February.

About recorded home sales in Monroe County in Pennsylvania

In February, the number of recorded sales in Monroe County dropped by 19.1% since February 2024 — from 209 to 169. All residential home sales totaled $55.1 million.

Across Pennsylvania, homes sold at a median of $260,000 during February, down 1.3% from $263,547 in January. There were 7,941 recorded sales across the state during February, down 8.5% from 8,675 recorded sales in February 2024.

  • The total value of recorded residential home sales in Pennsylvania decreased by 18.2% from $3.3 billion in January to $2.7 billion this February.

  • Sales prices of single-family homes across Pennsylvania decreased by 3.3% from a median of $268,976 in January to $260,000 in February. Since February 2024, the sales price of single-family homes across the state was up 7.9% from $241,045.

  • Across the state, the sales price of condominiums and townhomes rose 2.1% from a median of $250,000 in January to $255,150 during February. The median sales price of condominiums and townhomes is up 6.6% from the median of $239,372 in February 2024.

The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what’s happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
